En-suite double room, Leith.

Hello all...

Firstly, sorry I haven't taken any photos of the flat yet - will do so during this week and get them up. We are at the very start of our search.

I'm looking for a female flatmate, ages between 30-45 (also open to non-binary) to rent a quiet double room with en-suite in Leith. The room comes with double bed and built-in wardrobes. Must have all the requirements to sign an agency rental contract.

The move in date is quite flexible, and can be discussed. But due to the nature of my current flatmate's new living situation, it could be anywhere between June and September for the right person.

The flat itself is lovely. It is a two bed/two bath situation, so we will each have our own bathroom. The flat also has an open plan living room/dining room + a small kitchen, with a dishwasher and all the usual bits. It is a modern building with a car park and bike storage out the back. The building is very light and quiet.

Situated close to the shore and all the fun things Leith has to offer, as well as plenty of bus routes. There is a little balcony at the front with views over a quiet street leading on to the water of Leith. The nearest supermarket is Aldi - about 100m away.

You will be sharing with me, 37 year old female, normally a High School English teacher, but unfortunately I had to give up work in September last year due to a chronic autoimmune illness. I am hoping to start back next year, 2027, but recovery from my illness is both slow and non-linear.

I am a very chill, non-judgemental and welcoming person and am looking for the same in potential flatmates. I try to be as clean as I can, but as I am ill and very low energy at present I have someone who comes round to help me with that. Looking for someone who is pretty clean as well.

Before I was ill, I enjoyed socialising and going to gigs...a lot! Also going to comedy shows and art exhibitions. I love going out to eat, for drinks and getting out in the sun when it appears. I am very much a city girl, but I do love getting back to nature when possible. I lived in Madrid, Spain for 11 years before coming back to Scotland in 2024, so I also speak Spanish. I'm a nerd for language in general. I also love watching films (spooky ones or thrillers mostly atm) and some series.

I am equal parts extrovert/introvert and happy to watch films together, share a drink etc, but also happy to let you do your own thing. Really importantly given my current situation, I need whoever is moving in to understand and be okay with the fact that I am in a period of recovery right now, so I need a calm space and someone who is ok with living with someone who is not 100%. I am happy to discuss this with you and talk a bit about what that might look like to anyone who thinks they would be a good fit. Mentally I'm still a happy idiot for the most part, and a very cheerful type in general - but my body is miles behind.

I have friends and/or family come round to visit occasionally but it's mostly during the day. Friends from abroad come to visit every 3-4 months and stay a few days so I would need someone that is ok with having a (very respectful) house guest stay in the living room from time to time, as I have the smaller of the two rooms. Obviously that goes both ways and I'm more than happy for you to have guests, too.

I want someone who I can get on with really well and can happily make this their home.

The rent is £ 1250 monthly split equally, so £625 each. Bills - council tax, gas and electric, and WiFi tend to bring the total cost up to about £800 all in per person, per month.

The room is only for people looking for a long-term living situation, sorry.

I don't mind if you smoke on the balcony, but it's no smoking inside.
