Summer let in Leith

Comfy double room in my flat based in Leith, looking for a summer/festival short-term lodger, with all bills included.

The flat is on the first floor, no elevator, secure door entry. There is a shared back garden and free parking on the side streets. There is a big Lidl almost next door, and a big Tesco down the road.

The flat is on Easter Road, with two bus routes into the city centre stopping at the front door (1 and 35). Parallel to Leith walk, a few minutes from the tram that goes straight to and from the airport, as well as a large number of buses going into the city centre and other areas of Edinburgh.

The flat is very close to the Leith Links (a big park), and to cycling paths that go towards Portobello beach or the Water of Leith paths, perfect for runners and cyclists, keen to explore new parts of the city.

The room comes with a double bed, bedside table/hanger, a built-in wardrobe, and a mirror (it is the one with red sheets in the photo, although it now has a bedframe too).

Shared spaces are:
- bathroom: shower, toilet, sink, towel hanger
- living room: very spacious with a large corner sofa, a huge armchair, a bin bag, a projector, a keyboard, and a dining table that unfolds into a larger one (which has replaced the desk seen on the photos).
- kitchen: gas kitchen recently renovated, diswasher, washing machine, 3/4 size fridge.

I am a 34 year old researcher who works mostly from home with periods of travel. I will be looking for someone with whom I feel comfortable both at home and while I am away.

All bills included. I am not looking for a long term lodger but could be flexible with the end date going into autumn, and we can discuss conditions around that. Couples considered but there will be an additional fee for two.

Please note that the deposit will be based on the amount of time that you rent the room. This room is £210 per week in July and £350 in August, due to the time of year, not per month. I would prefer a lodger that stays all two months and happy to discuss reasonable conditions to facilitate that.
