Small Room from 15Th of September £440

We are looking for a flatmate for 6 months (might be for longer) for our beautiful two storey flat located at the bottom of Leith Walk.
The boring stuff:
We are looking for someone from 15th of September, the rent is £440, plus £6.50 internet+ £32 council tax + around £70-80 in gas and electricity. Total cost just over £550. It's a private landlord, pretty hands off.
The flat has six bedrooms, two bathrooms and a sweet kitchen which acts as main communal area. It's a traditional tenement flat with character and soul, high ceilings and big windows. The room to rent is an attic bedroom, fully furnished with a bed, built-in wardrobe and a desk. It's a little small but benefits from being the warmest in the winter.
The people:
We are mixture of Scottish, English, Polish and American aged between 32 and 40. We are looking to maintain a nice communal atmosphere-we are friends as well as flatmates. We'd like to be a flat where friends/partners are always welcome to visit and hang out.
We share responsibilities in terms of cleaning, communicating with the landlord etc.
