Spacious Room with Garden View in Leith

I have the second room in my two bed flat available and open to a responsible and respectful individual. It's a private landlord and I've been here coming up 10 years so we're on good terms and there's been no major problems.

The room is a double bed (memory foam mattress topper) with a walk in wardrobe to the back of the property so it has a lovely garden view and it's super quiet, all you can hear are the birds (and some development works but they're temporary). Any furniture pictured can be left in there for your use (not the keyboard).

The flat has a very large and fully stocked kitchen/dining area which opens into the garden, a grotty but decent sized bathroom with a great shower, and a large living room space. I'm open to negotiating the living room space as the bedroom instead if you need more room but it doesn't have the same storage unfortunately.

There's a quiet and furnished back garden which is shared, and a lovely (though wildly overgrowing) front garden full of roses, fresh smelling flowers, butterflies, and bees. Ideally I'd love someone who would want to help keep the gardens thriving.

The flat is located in the middle of Leith Walk so it's in plenty space of tram stops and bus stops, lots of supermarkets, bakeries, and amenities.

It's £800 all bills included, with a £100 deposit for basic breakage cover. This includes rent (£600), council tax, internet, and gas/electricity.

The flats biggest problems are that it can be dark in winter since it's low down, and it is quite damp, and gets very cold in winter. I really wouldn't recommend the room if you're cold sensitive or worried about the moisture.
