Available double bedroom in Leith

My lovely flatmate is moving out and I am looking for a new one, a female professional, over 30 years old, interested in long-term lease and comfortable living with a senior dog.

The room is a double bedroom in Leith and it can be available from October 2nd. The flat has a spacious living room, a fully-equipped kitchen, two bathrooms and plenty of storage space.
The flat is originally unfurnished, but my flatmate is planning on selling her stuff, so you might be able to keep her furniture etc. We rent through a letting agency so you will need to have references.

Rent and utility bills (council tax band E, energy and internet): £667/month
Deposit: £450

The location of the flat is great! It is 30 minutes on foot from Princes street, Stockbridge and Newhaven, and 10 minutes from Leith Walk where there are plenty of options in terms of public transport, coffee places, supermarkets etc. It's also super close to bus stops for 10 and 11 (4 mins on foot).

I am looking for someone responsible and clean, respectful of boundaries, with previous experience of flat sharing. Couples won't be preferred as I am looking only for one tenant. The flat is not a party flat, so I would love a flatmate who appreciates a calm and cozy home.

I'm 40, self-employed and I work from home once a week. I have quite a few hobbies (reading, travelling, embroidery, walking/hiking, singing in a choir), and I enjoy socialising and solo time in equal measure.
