Doubleroom available from June 12th

Hello! My flatmate is moving out so I’m looking for someone to take over her room which will be available from June 12th. The rent is £426.75 including the internet, council tax £160 (for both), and electricity and gas bill around £30 (for both). The deposit is two months’ rent. The flat is in Leith, very close to Leith Links park and 10 mins walking to Leith Walk. I’m looking for a friendly female professional who likes a clean flat and is not a party animal.
