Double rooms available for August Festival

My husband and I have recently purchased our home together but I work a few hours away and so for the time being we will visit our house very infrequently. We thought it would be mutually beneficial to offer some of our spare rooms as festival lets.

The house is located within walking distance of Edinburgh Royal Infirmary and Edinburgh University King's Buildings, and on a bus route with easy access to the city centre and amenities. There is parking available and we have an electric car charger which could be used by arrangement.

The house itself has a beautiful open plan kitchen/dining/living area, and garden with patio.

I am envisaging renting out two double rooms (with shared bathroom, and an additional second toilet), and one en-suite double room.

I am open to weekly lets or someone to take a room for the whole month, with a slight discount for the month. Rent includes WiFi, bills and tax. Prospective house mates should be clean and respectful of others space. We may also be open to taking on one long term lodger from September.

Non smokers only please. We occasionally come to Edinburgh with our two ragdoll cats so need to be OK with cats. Would prefer pet free house mates but open to considering pets in specific circumstances.
