Rules:
You will not have access to the living room, it is the bedroom only that is yours. Kitchen and bathroom available whenever. No couples, no parties, no guests. No deposit required but will ask for a form signed which agreed to pay for any damages. Must be ok with a dog and a cat (who will be scared and noisy initially- referring to the dog).

Will have an informal chat before accepting any tenants.
