I have a large double room available to rent in a ground floor flat in Moncrieff Terrace which is right on the doorstep of the Meadows.
The flat comprises a shared living room, a kitchen with all appliances, a boxroom (which provides good storage) and a bathroom with an electric shower and WC.
Entrance hall provides access to all rooms. There is central heating, double glazing and an internet connection.
The room is fully furnished.
The flat has a private garden to the front and a shared garden to the rear of the property. There is a secure entry system (entry phone).
The flat is situated close to Edinburgh University, walking distance to the City Centre. The local area has a wide range of shops, supermarkets, bars and restaurants and excellent bus routes.

PLEASE NOTE:
The flat is not an HMO (house in multiple occupation) so I'm looking for 1 person or a couple to share this flat with a friendly girl who is already staying in one of the rooms.

The rent for this double room is £490 pcm for one person or £650 pcm for a couple. Bills and council tax are not included.
£650 will be required as deposit.

Please also note that if you're a student you'll need to pay your share of the c/tax because you would be sharing this flat with a professional person Your student discount will apply.. Council tax: band C.

I'm a private landlord so there are no agency fees to pay.
The room is available from 01/09/19. A long term lease is preferred (a minimum of 6 months).
