Light and airy double room in my 2 bedroom flat

I am looking for a flatmate to share my very smart 2 bedroom flat in Marchmont.
My spare room is large and is furnished with a double bed, fitted wardrobe with drawers, a large desk, chair and bedside table and has a large window looking out to the front of the flat.
The flat is central: only a 10 minute walk over the Meadows to Edinburgh University at George Square and a 20 minute walk to the Royal Mile. It’s a 2 minute walk to the bus stop for buses all over Edinburgh. So great for professionals and students.
The flat is on the first floor and has wifi and gas central heating throughout. There is permit parking on the street outside.
The shared areas are lounge (with views over Bruntsfield Links) kitchen/diner (with views over the rear garden) bathroom with over bath shower. All the rooms are off the central hallway and are fully furnished.
The kitchen has oven/hob/fridge/freezer/washin g machine/microwave/ and a large dining table.
I am a 4th year B. Eng student at Heriot-Watt University. I like sport: I play rugby for uni and ski with the ski club.
This is my home so I keep the flat clean and tidy and expect the same of my flatmate.
If you are not a student, I would be happy to share but you will need to pay the Council tax of approx. £185 per month.
The room is available from mid September - we can agree a date – until the end of May 2020.
