Cosy Double Bedroom in Marchmont

I am moving out of my cosy bedroom/flat in Marchmont and would like to find a suitable person to take over my bedroom!

The room:
The room comes with a double bed (with underneath drawers for storage), desk and chair, wardrobe, two chests of drawers, and a smaller cabinet.
It has a beautiful view of Arthur's seat and the communal garden (perfect for cat spotting).
The carpet was also changed 1.5 years ago!

The flat:
- Shared bathroom (renovated within the last 5 years)
- Shared kitchen, and dining area with small sofa. The kitchen is fully equipped with appliances, utensils, plates, pots/pans, and cutlery.
- Laundry room with dishwasher, washing machine/dryer.
- There are two shared closets for storage.
- Shared communal garden
- Indoor bike storage

The current flatmates are two young professionals and one PhD student. All very lovely and easygoing. We would like to find someone clean and tidy and will help with the general upkeep of the flat (we have a weekly cleaning rota).

Other expenses pcm:
Wifi: £8 pperson
Council tax: varies between £53-63 pperson
Energy bills: £33.83 pperson (direct debit might change in the colder months)
*We also share flat stock. I currently buy everything the flat needs (toilet paper, cleaning products, etc) and then divide it at the end of each month. That comes around to £5-8 pperson.

We are hoping to host some viewings this weekend/next week so we can make a decision by the end of next week.
