3 Beds available in 5 Bed top floor Marchmont flat

Hey we are looking for 3 flatmates to join me (Erin) and my flatmate (Valerie) from July

The flat is top floor on Marchmont Road, ideally located for Edinburgh University students at either George Square (10 min walk) or King's Buildings (10 min bus). The flat is split across 2 floors, with 2 bedrooms, kitchen, lounge, shower room, and 1 bathroom on the bottom floor, and 3 bedrooms and the third bathroom on the top floor. There is one room available on the bottom floor (room 1 - £750pm) and 2 rooms available upstairs (room 2 - £750pm, room 3 - £650pm). As you can see from the pictures, room 3 is slightly smaller, hence the lower rent

Bills are not included in the rent - it is currently just under £50pm for wifi, electricity and gas
There is a potential that the rent may increase slightly once we have changed the contract, but we do not know for sure yet

The flat is really big and has beautiful views (you can see Arthurs Seat). The lounge has a TV and 2 sofas, the Kitchen has 2 fridges, a dishwasher, and a walk-in pantry. There is a washing machine and tumble dryer in the shower room

I am going into Third Year at the University of Edinburgh studying Philosophy and Politics, and Val is going into Second Year Law and International Relations. I play a lot of sport, particularly cricket, and Val loves volleyball and music. We are looking for flatmates ideally Undergraduates at the University of Edinburgh, but this is not strict. Also, it's important that flatmates are relatively clean, as the large flat can get pretty messy quickly. We have no preference regarding gender, and we're pretty relaxed about most other things
