Flatmate wanted in a marchmont flat

Hiya,
We are looking for someone to join in a 3-bedroom flat, from end of May/beginning of June. Our flat is on the first floor on Arden Street in Marchmont in a lovely area with plenty of shops and cafes. We're very close to the Meadows and Bruntsfield links, located between the main campus and King's Buildings.

The flat has three bedrooms with high ceilings, a bathroom with a bath/shower, and a kitchen with a lounge area and plenty of cupboard space. We also have small rooms for extra storage which can be converted into a guest bedroom. The shared garden provides space for drying laundry and there's some cats to hang out with!

The rent is 545£ pm and the bills are about 10£ for wifi and the energy (electricity+gas) bills vary based on the season and usage (about £60 in winter, much less in the warmer months).
A little about us: we're two female students in our 20s, who love hosting dinner parties, going to gigs and bars now and then, but also enjoy cozy nights at home.
