2 rooms for let in Marchmont!

I am looking for two individual replacement tenants in a 3 bedroom apartment, in Marchmont!
Please feel free to enquire about an individual room, it does not need to be both :)

Room 1:
A spacious room with a double bed and bedside table, study desk, wardrobe and set of drawers, with big sash windows.
- Available from 25th September at the earliest
- £625/month.

Room 2:
Single bed room with a bedside table, chest of draws, walk in cubby to hang up clothes, and big sash window.
-Available from 25th October
-£450/month

Shared spaces include two toilets, one shower-bath and a kitchen-living room.
This living room contains a sofa-bed and we have a TV and Xbox for everyone to use!

COUNCIL TAX BAND - D (We would need the tenant to be able to pay a portion of this as we are a non-student household :/)
WIFI- £7/month
ELECTRICITY + GAS - £40-50/month

Location: 1 minute from the meadows in Edinburgh, 10 minutes to Edinburgh University, 20 minutes to Waverley and with plenty of public transport links and local shops and amenities.

Our current two other flat members are 25(F) and 25(TransF) and enjoy reading, going to the pub and movie nights!
We could love to welcome a new flatmate who is open, easygoing and fun to join our flat. :))
