2 double rooms in a student flat in Marchmont

Hi! I am a PhD student looking for 2 flatmates for my lovely Marchmont flat. :))

More about the flat:
The flat is spacious and bright, with a large shared living room with stunning Marchmont views and a decorative fireplace. We also have a TV and love to spend our evenings chatting and watching all sorts of shows/movies (we are not picky :)) ). The kitchen is modern and well equipped (dishwasher, microwave, induction stove, large fridge, freezer, toaster, kettle, rice cooker, blender etc) and we enjoy cooking and meal prepping in it! The bathroom has a large shower and a toilet, and is shared between all three flatmates.

Room 1 (pictures) is available from 15th of July
Room 2 (video and picture) is available from 27th of August

More about me:
I am 26 and a PhD student studying biology. I also completed undergrad in Edinburgh, so I'm quite familiar with the city and all the great things it has to offer! :) Some of my usual favourite flat activities include charity shopping in Stockbridge and Leith, spending a day out walking and hiking in the Pentlands, or finding a cosy cafe for a chat and coffee!

What I'm looking for:
-student (council tax reason), preferably postgrad
-if you need a guarantor, our agency accepts only UK-based
-someone clean and tidy, considerate of others
-friendly atmosphere in the flat
-similar schedule to us, 9-5ish with activities and socialising after work or over the weekend

Bills (monthly):
-£40-£80 pp for gas and electricity (depends on the time of the year)
-£9 pp broadband
-council tax band E (exempt from paying)

More about the guarantor:
-if you have been earning 30x monthly rent for the past 3 months, you don't need one, stipends also accepted
-if you do need one, 36x monthly rent income and proof of work and residence in the UK
-36x monthly rent UK-based savings accepted as well (needs to be in the account for 3 months prior)
