Double room in spacious 2-storey flat by Meadows

I'm looking for a female flatmate between the ages of 24-29 to takeover the tenancy of my room in a spacious and homely 2 bedroom flat in Sciennes.

The room comes furnished with a double bed and plenty of storage. The flat is spread across 2 floors (so plenty of space for two tenants!), and the available room is in the loft space with a lovely view of Arthur's Seat. The kitchen and living spaces are all fully furnished, and the bathroom is fitted with modern appliances and maintained to a high standard.

The flat is just near Summerhall and next to the Meadows, which is a great central location to the shops on Nicholson and main campus for Edinburgh Uni. Excellent bus links as well into town or out from nearest stop on South Clerk Street.

The rent includes Wi-Fi. Electricity/gas bills are around £40, depending on the time of year. Council tax is about £90.

My roommate is a lovely, fun, outgoing 25 year old woman! She enjoys doing many things, particularly cooking, baking, gigs, and the outdoors. She's looking for a young professional flatmate who shares some of these interests and enjoys socialising together on some evenings, and looking to keep the flat a neat and tidy space for all :) Mature students are welcome to apply if they are willing to contribute to the council tax.

The room is available from February 1st. Viewings will be held throughout the month of January
