Room in 4 bed Marchmont flat

We have a room that's opened up in our lovely Marchmont flat. Looking for someone to move in 17/1 (can be slightly flexible on this in either direction).

4 bed flat. Rent is £490.63/month. Bills (including council tax) come out to roughly £130/month. We're 1 student and 2 non students, so we'd want the new flatmate to contribute to council tax kind of regardless of whether they're a student or not. Middle of Marchmont, right by the Scotmid & Machina.

Current flatmates: me (recent masters grad, job searching) Daniel (works from home), and Keira (physics PhD student). We're all decently outdoorsy people and that's kind of reflected in the flat. We have a nice vibe of enjoying each other's company but also doing our own thing a lot of the time, and would want someone who fits into that.
