A bright and fully furnished double room is available in a recently refurbished (2025) duplex flat in Marchmont. The room is for single occupancy and benefits from a large window with excellent natural light, built-in wardrobe, double bed, bedside table, and a tall cabinet with a fold-down desk. There is also a separate private storage room directly opposite the bedroom, providing additional space.

The flat itself is spacious and arranged over two levels. The lower level features an exceptionally large open-plan living room and kitchen with three tall windows that flood the space with natural light. The property is fully double glazed, making it both quiet and well insulated. Upstairs, there are two bedrooms, a bathroom with shower, and additional storage, while a second WC is located downstairs. There is also a separate laundry room with dryer and ironing facilities.

The kitchen is fully equipped including a dishwasher, two ovens (one of which is a steam oven), as well as a mixer, food processor, air fryer and blender. All appliances are shared.

The flat is fully set up as a smart home, with automated lighting that adjusts to brightness and occupancy, app-controlled appliances, electric curtains, and a robot cleaner that cleans daily. There is also an integrated safety system including gas, water leak and security alarms.

Location-wise, the flat is ideally positioned just a 5-minute walk from the Meadows, around 10 minutes to the main library, and approximately 30 minutes on foot to Princes Street. There is a bus stop right outside, and within a short walk you’ll find supermarkets, fresh food shops, cafes and a number of Michelin restaurants.

I am a live-in landlord and a full-time professional, working partly from home. I enjoy a friendly and relaxed living environment but also value quiet and personal space, so this would suit someone who is not looking for a party household. Cleanliness is important — we follow a simple “clean as you go” approach. I take care of regular deep cleaning for shared areas such as the bathroom, and would expect shared responsibility for maintaining the space, especially in the kitchen.

Broadband and household essentials such as cleaning supplies and paper goods are included, while energy bills and council tax (Band E) are not included. References will be required.

The room is for one person only. Occasional overnight guests are fine with prior notice. Pets and smoking are not permitted. A private parking space is also available at an additional cost, with secure gated access.
