The Flat:
The flat is a three-bed flat on the first floor of a typical Edinburgh tenement. There is a communal garden out the back, which a gardener looks after so we can enjoy it without the work of weeding. There is a big living room with dining area and a couple of sofas. The kitchen has all the mod-cons. Bathroom has an actual bath (yay!) with shower.

The Room:
The room is a small double, suitable for single occupancy, and situated at the rear of the property overlooking the garden. There is a double bed, wardrobe, chest of drawers and a desk.

About Us:
We're both female, aged 43, quiet and friendly. We are respectful of each other's space and have been known to enter hermit-mode, but also up for a blether when we bump into one another. We like to keep the flat clean and tidy, so house-trained only please.

About you:
Ladies only (sorry guys). Those who are 30+ and a similar age to us definitely preferred. Strictly no pets, no smokers, no students and no couples.

The Viewings:
Viewings preferably Fri 8th July so we can both be available.

The Official Stuff:
Rent is £350pcm plus bills (CT, gas, elec, broadband) at roughly £100pcm. Minimum 6 month let but preferably longer.

Two references required: one from current employer to prove you can pay the rent and bills; the other from current or previous landlord to prove you pay rent on time and don't trash flats.
