Description

Hi, and thanks for clicking our ad.!

Overview
Comfortable, fully furnished single room in a modern, factored duplex apartment in a quiet, leafy development in the heart of Morningside.
The flat is just minutes from Morningside Road, with excellent local amenities and transport links, and is an easy walk across the Meadows into central Edinburgh.
This is a peaceful, clean and well-kept home rather than a party flat, and would suit someone looking for a comfortable, relaxed flat-share with good personal space and independence.

Location
Excellent Morningside location, close to Waitrose, M&S, Sainsbury's, cafés, restaurants, bars and the local cinema.
The Meadows is around 10 minutes away, and the flat is particularly convenient for Edinburgh University and Napier campuses.
There are excellent bus links nearby, including the 15, which runs regularly to Easter Bush campus, as well as the 5, 11, 16, 23 and 36. Central Edinburgh is also easily walkable.

The flat
Spacious four-bedroom duplex apartment, with one bedroom used as a permanent home office.
• Comfortable lounge with log-effect gas fire
• Large kitchen-diner with excellent cooking facilities
• New full-height Bosch fridge and separate freezer
• Dishwasher and washing machine
• Large Ninja air fryer, slow cooker, steamer, microwave and Nespresso machine
• Good WiFi
• Engineered oak flooring throughout bedrooms and living areas
• Very quiet development with no adjoining flats
• Beautiful shared gardens with mature trees, pond and seating
• Factor manages garden maintenance, stair cleaning and external maintenance
The flat has a particularly peaceful feel, with only one other flat on the stair.

The room
Sunny, south-facing furnished single room at first-floor level, with lovely views towards the Braid and Pentland Hills.
The room has:
• Raised small-double cabin-style bed, making excellent use of the available space
• Bespoke bedside table and lamp (at bed-level)
• Very comfortable, as-new Emma mattress
• Large full-height fitted wardrobe with additional shelving
• Small desk and folding chair
• Comfortable Ikea Poäng chair
• Tall bookcase
• Blackout roller blind
• Rugs, hangers, bedding, bed linen and towels available

The bathroom is shared with just one other female flatmate and has a bath with shower over it and excellent water pressure.

General set-up and vibe
The flat is friendly, relaxed and respectful, with everyone having their own space and independence.
The live-in landlord is a professional who works partly from home, is sometimes away working in London, and is often away at weekends.
The other current flatmate is a professional female dentist who has enjoyed living here for the past 15 months.
We keep the flat clean and tidy and don't have a formal cleaning rota - the general approach is simply to clean up after ourselves and deal with things as we go - “pay it forward”
We sometimes coincide for food or drinks, but there is no expectation to socialise. Everyone has their own varied work / travel schedule, and independence.

Who we're looking for
We're looking for a friendly, quiet, professional female flatmate, ideally 28+, who enjoys a clean, tidy, respectful and peaceful home.
The rhythm works particularly well with someone who has a fairly conventional Monday–Friday working routine, broadly around 9–5, and is normally out at work during the day. Someone working in a professional role and physically based at their workplace would probably work best.
A hybrid/weekday arrangement could also work well — for example, someone who needs accommodation in Edinburgh for around four nights a week while working in the city.
The room is available on a flexible short-to-medium-term basis, from a minimum of 3 months up to a maximum of 12 months. The arrangement is deliberately time-limited, so unfortunately we can’t offer a permanent or indefinite home.
We're open to shorter-term arrangements, provided they are for at least three months.
Non-smokers only, please. Sorry, no pets.
Standard flat-share agreement with one month's notice either way.

____________
If this sounds like it could suit you, please get in touch with a little information about yourself, your work and what you're looking for.

Thanks, and we’re looking forward to hearing from you.
