Hello!

We are two queer artistic flatmates in our 30s. Unfortunately, our flatmate is leaving us and we are looking for someone to take his room in our beautiful 3-bedroom Morningside flat starting mid-March.

The kitchen/living area is very spacious, perfect for hanging out together as we are quite sociable. There are also two bathrooms in the flat, one with a bath and the other with a shower.

The area is mostly residential so it's pretty quiet.

There are great transport links with a bus stop just outside the front door which has buses (5, 11, 16) every 5 minutes direct to central Edinburgh and beyond, and other bus stops (36, 38, 15, 23) within a 5-minute walk.

There is a shared garden that lovely to hang out in during the summer.

The other residents in the stair are friendly, mostly families, meaning the block is peaceful. The landlord (private) is always on hand for any repairs on request and responds promptly.

As we are both students working on our MFAs, we would love another student for council tax reasons. However, if you are a professional, we do ask that you cover 50% of the reduced rate council tax (about £160 – so you would pay £80). The band we're in is D.

Should the overall rent stay the same, the rent for the room is £600

We have a fixed rate energy bill that works out to be about £40 per person

Internet is about £9 per person
