Hi there, my current flatmate is moving back home, so I'm looking for a new female flatmate to share a lovely and spacious tenement ground-floor flat in Morningside with a private front and back garden.
The room will be available from 1st June and is furnished with a double bed, bedside table, ornate fireplace, and a chest of drawers, plus a larger wardrobe just next door which will be fully yours.
The flat itself is spacious, bright and airy with a large shared living room, beautiful kitchen and separate shower room and toilet. There is also double glazing, washing machine, utility room, freezer etc. along with fast WIFI. We also have a lovely little private garden with table and chairs which is great for BBQs and relaxing during the summer.
The location of the flat is excellent and near plenty of shops, restaurants (including an incredible falafel place), pubs, Blackford Hill and the Meadows with bus connections to the city centre just a minute from the door.
Rent is £650 excluding the bills. Deposit is £821.25 which will be held in SafeDeposit Scotland. Council tax is band E.
More about me- I am a 32 year old professional working in mental health advocacy. In my spare time, I really enjoy dancing, writing, running, exploring the city, going for a pint, volunteering/activism and turning my hand to arty projects- I also help run an art exhibition every October. I like to (optimistically) think I can cook, and am getting better at it! Definitely no domestic goddess but I make a mean brownie👌
I'm an easy-going and chilled person but always mindful of people's space and respecting shared areas by keeping them clean and tidy. We are also expected to maintain the garden, but we have also freedom to plant something new, so if you have a wee bit of a green fingers, that’s a bonus 😊
It would be great to find a flatmate who also respects their home, would be up for hanging out sometimes, chatting, having a drink etc. but respects each other's space and wants to maintain a relaxed and friendly living environment.
Tenancy is managed by Property First Edinburgh, who have been very efficient and fast with any questions/issues.
Agency requirements for the new joint tenancy are:
• Mature students or professionals
• Proof of income (if employed)
• Current landlord reference (if applicable)
• Credit check
• UK based guarantor (if student)
