Spacious. room in Morningside

Hiya,

My flatmate is unfortunately moving out so I'm looking for someone to replace her in a 3 bedroom flat in Morningside from the 1st of November.

The room is bright and spacious and the whole flat is quite big with lots of storage. It's located in Morningside and well connected to the city centre. Rent is currently 475£ per person but might increase with a new contract (hopefully our landlord will be kind🙏🏻), council tax is 77.33£ and bills are around 40-60£ per person depending on the season and we're currently sorting out new WiFi but that'll probably be between 10-15£. The deposit is 400£ and we're renting through an agency so a work reference or a UK guarantor will be required. No students for council tax reasons and females preferred (but I won't discriminate). Currently there's 2 girls in their 20s living in the flat.

I am looking for someone to stay long term and will be considerate and clean. I'm quite friendly and would prefer someone who would want to socialise within the flat from time to time but also respects privacy and own space.
