Description
Hello! I’m opening up one of my spare bedrooms in my lovely flat, tucked away in the ever-popular Greenbank area of Edinburgh.
If you like a home that’s calm, cosy, and quietly charming (with excellent coffee nearby Morningside), read on.
📍 About the area
Greenbank offers that rare combo: peaceful and leafy, yet just moments from lively Morningside, where you’ll find great cafés, bars, lovely restaurants, and trusted friends like Waitrose and M&S Food.
The development itself is modern and beautifully maintained, with lift access, secure and bright communal spaces. The flat enjoys a well-kept private garden with immaculately trimmed lawns, and within the development there’s ample space for gentle strolls and safe lanes for running. Fresh air is quite literally on your doorstep, surrounded by glorious Victorian architecture that gives the area its timeless charm.
Nature lovers will be happy here — you’re close to The Hermitage of Braid, Braidburn Valley, and Craiglockhart Hills.
Bonus points: the room enjoys open views of the Pentland Hills, which politely change colour with the seasons to keep things interesting.
🛏️ About the room & flat
I moved in not long ago and have recently given the flat some TLC: a brand-new kitchen, new flooring, a new boiler, and fresh paint throughout. I’m still adding personality and cosy touches — it’s a home with soul in progress.
The available room is a generous double, featuring:
• A vintage king-size bed with a brand-new, high-quality mattress
• Large built-in wardrobe
• Two roomy bedside tables
• A lovely vintage cupboard with plenty of storage
• South-facing aspect, so it’s bright, warm, and cheerful
• Soft carpet for extra cosiness
You’ll have sole use of the family bathroom (both shower and bath) most of the time (around 80%), except for the occasional family or friend visit.
The kitchen and living room are shared and treated with kindness and cleaning spray. I value a clean and tidy home environment, but I’m not a clean-control freak or an OCD major — life happens. I can cope with the occasional messy moment or delayed clean-up if the day runs away with us. I’d say this is an 80/20 home: 80% tidy and fresh, 20% human. Who doesn’t cheat a little sometimes?
💷 The practical bits
• Rent: £800 per month (bills not included)
• Council Tax: Band G – fixed £70/month contribution, plus 50% of gas & electricity
• Wi-Fi included
• Washing machine, dishwasher, gas cooker & heating
• Residential parking available
• Garage may be available for limited storage (best for small items)
• No pets, no couples, no smoking
• Available short-term initially, to see if we’re a good mutual fit
👋 About me
I’m an education professional currently exploring a career change, which means I spend a fair bit of time at home — though that may change soon. I occasionally practise Chinese painting, and I value my home as a peaceful place to recharge.
I love cooking and often make Chinese food as well as healthy, well-balanced meals inspired by cuisines from around the world. I’m a big fan of tasty food in all its forms. If you enjoy cooking, I’d genuinely love to share a meal or cook together sometimes — and if you prefer doing your own thing, that’s completely fine too.
I value a healthy lifestyle. I love long walks and taking full advantage of the beautiful green spaces around us. If you’re into fitness, that’s a bonus — you might even inspire me to go to the gym a bit more often.
I also have a soft spot for classic fashion and styling, and I’m interested in home interiors and elegant antiques — which probably explains why the flat is slowly filling with character.
Ideally, we might become besties over time: supporting each other, chatting, and maybe grabbing coffee in Morningside together now and then. But equally, a gentle, harmonious coexistence built on mutual respect works perfectly for me. No pressure — just good energy.
I’m friendly and sociable in a gentle way: friends and family do visit, and there may occasionally be dinners or overnight guests in the other spare room once I add a sofa bed. Overall, this is very much an 80/20 home — 80% calm and quiet, 20% sociable sparkle.
🌙 Who this would suit
This flat suits someone who genuinely enjoys a calm, respectful, and tidy home.
Think: a professional, a mature Master’s/PhD student, researcher, lecturer, writer, or anyone who thrives in a restorative space rather than a social hub.
A shared rhythm matters:
• Quiet hours from 11pm (I’m usually tucked up before then)
• Evening cooking before 8:30pm
• Shared spaces cleaned after use (80% of the time)
If late-night socialising is your thing, or washing-up feels optional, we probably won’t be a match — and that’s absolutely okay. As mentioned earlier, the 20% messy moments are human and fine, but they should stay minimal and temporary. Better to know early 😊
✉️ Interested?
If this sounds like your kind of home, please send me a message and tell me a bit about yourself — your routine, work or study rhythm, how you like to live at home, and anything else you think matters. It helps us both see if the basics align.
Feel free to contact me to arrange a viewing — I’d be very happy to show you around.
Warm regards,
Molly
