The flat is in a quiet area just a 2 minute walk from Musselburgh beach and near Fisherrow harbour. The living room has an unobstructed park and seaview.

Shared spaces- kitchen, dining room, living room (with stove), “kit room”, spare room and study (with seaview).
Tall ceilings and newly sanded wood floors.
Peaceful neighbourhood.

Kitchen has a large fridge/freezer and second standalone freezer. Washing machine, dishwasher, gas hob, electric oven, microwave and air fryer.

Efficient gas central heating. New sache and case windows were installed in 2021 (North side) and 2025 (South side), greatly increasing the flats ability to retain heat. EPC was done 5 years ago and was a C rating, so it would be a lot higher now.

Musselburgh train station- 10 minute cycle/30 minute walk.
Then 6 minute journey from Musselburgh train station to Edinburgh Waverley train station.

QMU 10 minute cycle/35 minute walk.
Lidl- 4 minutes cycle/10 minute walk.
Tesco- 5 minute cycle/15 minute walk.
High street- 3 minute cycle/10 minute walk.

We are a psychiatric nurse and a masters student. We are kind, playful and open minded people. We like outdoorsy activities, dumb tv shows and discussing how our cat manages to become more amazing and beautiful everyday.

Commence date may be flexible as our current flatmate does not have a solid leave date as of yet. We do however have a spare room so if need be could potentially have some crossover time if needed.
