Large Room in Newington Flat

I have been to see a lovely flat today (ignore the mess in the pics as the current tenants are moving out) and I’m looking for someone to share with me and join me on an application form to secure the flat. Please note I do not have a lease already. Applicants must be able to provide a uk based guarantor. It’s a two bed flat with two double bedroom, a shower room with double shower and a shared living room and kitchen. Your room would be £525 without bills and comes furnished and has double glazed windows.
I am a third year law student at the university of Edinburgh and the uni is a 3 minute walk from the flat so it’s the perfect location.
Ideally I would like to live with a student (undergrad preferred but all welcome).
