A quiet double bedroom in Newington

[DOUBLE BEDROOM in 2 bedroom flat in NEWINGTON from JUNE

Hello there,

I'm moving out soon so looking for a female student who is tidy and wants to live in a peaceful flat. No pets/no smoking. This is 2 bed room flat situated in the prime location in Newington, just few steps away from Meadows and the nearest bus stops 9 and 12, so easily accessible to both central and KB campus. You can see how perfect the location is on the map!
The rent is going to increase to £615 (we’re trying hard to reduce the increase but cannot guarantee) and wifi is £15 and electric bills ranges but the last payment was £80 per person.
The new tenant has to start paying the rent from June.

<Communal spaces>
- Kitchen: we have everything you need for cooking and spaces to store your food.
- Bathroom/Toilet- separate. you can get hot shower immediately.
- Dining area - a dining table and a few couch with LOTS OF SUNLIGHT coming in. (It is turning to a greenhouse, propagating plants)

<Private room>
The room you will stay in is faced to the back garden, so it's quiet but you hear the occasional chirping of birds. Perfect when you want to hole up for studying and recharging yourself or whatever. It comes with a double sized bed, desk and chair, chest, shelf and bedside table. The heater works properly, and the carpeted floor and thick curtain really helps to keep the room warm so you're not going to freeze.

<Flatmate>
You'll share with a PhD student at UoE. She loves hiking, art and painting, outdoor games, cooking, science and creativity. It is important for her to have a tidy and peaceful environment to come back to.
