Big bright room near university

Hi, we're looking for a lodger for a large, bright bedroom in an airy Newington tenement flat, near the university. Just a couple of minutes from the meadows, on one side, and Holyrood Park/Arthur's Seat on the other.

I've just redecorated the room so it's looking pretty nice. Antique and vintage furniture. The flat retains its original interior features from circa 1820, such as cornices and woodwork. It even has the original balconies so you can put flower pots out.

By the same token, as it's an old building it's quite worn around the edges, especially the stairs. However, inside the flat there is a modern kitchen and bathroom.

The bathroom has a large walk-in shower. There is also an additional small W/C.

The living room is huge. The shared areas in the flat are neutral and free of clutter, so you can feel at home. I have my own office space.

There is a garden with a lot of wildlife activity. Birds tweeting, sunbathing fox.

This flat is to share with me, Alex, a 41-year old male, and my wife Rosie. We are friendly, quiet people, easy-going. My only noisy aspect is playing musical instruments, therefore we would need to come to an agreement about practicing times. If you play an instrument, that'd be fun.

This room would suit a student who requires a peaceful, tidy environment, for example, or a professional person.

It's a tidy, minimalist place and we kept it clean as we go along (dishes, stovetop, bathroom etc). There will be three of us, and each will be expected to contribute to the cleaning rota.

All bills are included (council tax, energy, wifi, etc), and also expendables like detergent and toilet paper are included too.

There is a full range of cooking equipment and household tools so everything you might need is already here.

Therefore this room is very suitable for someone who is staying in Edinburgh for the short to medium term, and doesn't want to have to buy lots of household items. For example, a student on a course, a professional working in Edinburgh for a spell, person on sabbatical, or a working holiday etc, or someone here during the festival season.

There is no extra storage space beyond the room. There's a bike rack downstairs.

It's *imperative* that you are ok with windows being open during the milder seasons. I'm looking for someone who enjoys fresh air and is acclimatised to Edinburgh temperatures. It's really important that the flat is kept fresh and airy as I used to to stay in stuffy, sauna-like, headache-inducing, boxy modern hellholes, where flatmates kept the heating on all the time...even at night! Pretty please, no! That and the banging at 4am every morning! We sleep with the window open during the spring and summer. The heating is perfectly functional and is used in the cooler months but it's just not necessary right now. Of course you are free to use your radiator, even on in the warmer months, within reason, but note the rest of the flat will need to be kept cool. Not Dracula or cryogenic chamber cool...just airy and fresh.

Also you need to be accustomed to the usual things like regularly changing your bed sheets, separating the recycling, and other "upstanding citizen" duties.

The let would be for minimum 1 month, up to, at this stage, 6 months. I can't guarantee a longer term stay because I may sell the property. Of course, the standard notice period is 28 days and you will get as much warning as possible beyond that.
