Hi, I'm moving out and need someone to take over my tenancy from any day in October 2024. It's a two-room flat located in Newington, very close to the city centre (Old Town) and university buildings. My flatmate, Pat, is staying (32, professional), and we're looking for a PhD student or professional who can keep the flat tidy and clean.

The room features a double bed with a nice view of Holyrood Park. The flat has spacious living room and kitchen areas, with additional space for a small office. Toilet with bathtub. Good heating system in the room. Appliances as shown in the pictures.

The current monthly rent is £720 excluding bills. Bills vary throughout the year, but they average around £80 per month + £80 app council tax. Total £880.
