Beautiful room in heart of Newington

Peaceful garden-view bedroom within a ground-floor family flat, located on a quiet side street in Newington.

We are a friendly and busy mother-and-son (aged 14) household, with our playful dog Cooper (Cockador). We are vegetarians/pescatarians, enjoy cycling, the outdoors, and pottering in the garden.

Our home is situated in between the Meadows and Holyrood Park. Good bus links are on the door step. We are a few minutes walk from the main Edinburgh University campus. Plenty of local shops/cafe, 10 minutes from Lidl/Tesco.
Rent includes all bills/Council Tax & Wifi.

The room is a quirky double bedroom, with stairs leading to a platform area where the bed is located, creating a cozy comfortable space. The room has a chest of drawers, a study desk/chair, and small couch.

We are looking for someone independent, tolerant to the ups-and-downs of real family life, who enjoy a sociable chat now and again, but gets on with their life and happy in their own space. *Female only* and strictly non-smoker. You must be comfortable around dogs (unlimited dog walking included!). English, French and Spanish are spoken at home. We welcome diversity.

I work from home part of the week and my son is flexi-schooled, which means we are often around. The room is therefore *not* suitable for anyone studying/working from home. It is not a party home either.

We have a large kitchen/dining with direct access to a secure back garden, shared living room, 2 shared bathrooms, a large enclosed back garden and a front garden.

The ideal start date is early September. To ensure compatibility for shared living, I like to meet people face to face before a rental is agreed.
