Peaceful garden-view bedroom within a ground-floor family flat, located in a tenement building of a quiet Newington street.

The accommodation is composed of a quirky double bedroom, with stairs leading to a platform area where the bed is located, creating a cozy comfortable space. The room has a chest of drawers, a study desk/chair, and small couch.

There is a large shared kitchen/dining with direct access to a secure back shared sunny garden, and 2 shared bathroom/shower room. The living room can be shared when not in use for my studies.

You'll be sharing my myself, a professional in her 40s, busy working and completing doctoral studies.

My teenage son shares his time between my home and his other parent - he will therefore be around some of the time. We also have a friendly and sociable Cockador, who comes from time to time. He remains in the kitchen only. You must be comfortable with dogs.

You must be a discreet, mature, quiet and clean student, respectful of each other's space, and busy with your life. The flat is *not* suitable for someone studying online/spending the majority of its time in the room.
Given the family space, there will not be the possibility of having friends/guests over.

The property is ideally situated in between the Meadows and Holyrood Park. There are good bus links are on the door step. 10 minutes from the University of Edinburgh main campus.
Plenty of local shops/cafe, 10 minutes from Lidl/Tesco.
