Description
Spacious double room available to rent in our fully furnished 3 bed flat in Newington. We're looking for a new flatmate to move in between now and April 2nd latest. Ideal for postgrads.
Professionals welcome but we are both PhD students until September so we would be expecting you to pay full council tax (band E with 25% discount) until then.
Rent is ~£600 per month excluding bills, paid on the 1st of every month.
Deposit is £650.
Bills tend to cost ~£75 each.
The flat:
- first floor flat with own entrance
- modern furnished kitchen with dishwasher
- cosy but spacious living/dining area with TV
- single modern bathroom with shower
- box room (we use it for bike storage, general storage, and to hang laundry)
- front garden (gravel)
- large shared garden out back
- large windows
- single glazed but keeps warm enough through winter (~18°C) and mold isn't an issue.
The room:
- spacious double room
- fully furnished (bed, side table + lamp, wardrobe, desk + chair)
- peaceful atmosphere, perfect for postgrads or young professionals.
- Nice and quiet as it faces the back garden.
Location perks:
- easy access to city centre
- excellent transport links and easy access to shops, cafes and parks.
About us:
We are two women (ages 26 and 34) PhD students (one in geosciences, one in applied maths) looking for a flatmate who is also a mature student, or a professional willing to pay full council tax.
We are quiet and considerate but also enjoy hosting friends for dinners etc. It's also nice to share the occasional meal as flatmates when we can, and consider the flat as our home. We both have separate social lives outside of the flat doing things with friends, working out, or going to fun events happening around the city, but also enjoy quiet nights in and find the flat a nice space to decompress. We would love to be friends with the person who moves in and share some of these hobbies!
The flat is lovely (nicely decorated, comfy, and has many plants!) and we like to keep it reasonably clean and tidy, so someone who takes initiative in keeping the place clean is ideal. We currently also split the cost of household needs and shared items as needed using Splitwise.
If you're looking for a nice place to live and like the sound of our flat, please get in touch to book a viewing!
Extra info:
- Council Tax band E (only relevant if you're a professional), about £2091 per year with the discount from living with students.
- EPC Rating: E
- suitable tenant will sign a Scottish residential tenancy agreement
- Letting agents do their own background checks.
- No smokers.
- No pets.
