Roommate wanted 5 bed Flat - Newington

Hi!
I’m looking for someone to take over my flatmate’s room in our lovely 5-bedroom flat. She’s moving out at the end of October, so the room will be available from November.
You’d be sharing the flat with four others (two women and two men). Everyone’s super friendly, tidy, and easy to get along with. Most of us are recent MSc graduates, and one person is still studying. We all get along really well — people mostly do their own thing, but we’re always up for a chat in the kitchen.

The flat has a shared kitchen, dining room, bathroom, and box room, with plenty of storage throughout. There isn’t designated bike storage, but most people leave their bikes in the stairwell.

Location-wise, it’s great — right across from Sainsbury’s, a 3-minute walk from the Meadows, and about 15 minutes to the University of Edinburgh’s main campus. There’s also excellent bus access and loads of nearby cafes, pubs, and shops.

The room itself is furnished with a double bed, desk, chair, wardrobe, and shelving. It faces the back garden, so it’s nice and quiet with no street noise.

Bills aren’t included in the rent, but they usually come to around £45–£50 per month (covering heating, electricity, and broadband). The property is Council Tax Band E, so you’d need to contribute towards that as well.
