Double room in modern flat with lots of green

Hello,

I am looking for a new flatmate as my flatmate is moving in with his partner!

The flat is a modern two bedroom duplex flat. In terms of location it's right near Newington and Holyrood park (excellent view of the crag from the window), 15 minutes to George Square, half an hour (or a speedy bus ride) to KB, 20 minutes to Princes street. There's a wee Tesco 5 mins walk away.

- dishwasher
- double glazing!
- a balcony (kinda)
- decent storage space
- Holyrood on your doorstep
- lots of green about (and has a neighbourhood pheasant, dogs, and cats)

The flat is managed by Southside, so you'd need a reference however they do accept international guarantors!
Rent is currently £700 each (but the landlord may increase this with the swap), bills come to about £50 each a month.

The flat is council tax band B. I currently don't know if I need to be paying council tax next year yet as it depends on how my life plans work out!

I'm generally very happy doing my own thing and am relatively quiet, but I enjoy having a flatmate I get along with for friendly catch ups in the flat sometimes!

My current flatmate describes me as "My flatmate (who will become your flatmate) is a good egg and I've lived with her for 3 years. She is very respectful and communicative and can tell you all sorts of real fun animal facts!"
