There are currently three PostGrad Master/PhD students at the property. We welcome applicants at Postgrad level only, either on a Master or PhD programme.
The property is on two floors with two double bedrooms on Level 1 and two double bedrooms in the attic area. Several post-grads have occupied these rooms over the years and everyone has graduated so the rooms carry with them a lot of luck.
The property is central for everything - only 5 minutes walk to Clerk Street, the shops and the University so you get the feeling of being in the country when you are in the middle of the city.
It is a modern flat with all mod cons (dishwasher, washing machine, fridge/freezer, microwave) and solid oak floorboards.
From the sitting room, the direct view of the Queen's park, Salisbury Crags and Arthur's Seat is stunning.
There is a security/damage deposit equal to six weeks rent, plus an equal share of the bills (making it cost effective when divided by 4). There is no Council Tax as long as you are a full time student with a Matriculation number which you must supply. If you become a worker and wish to stay, you would be responsible for the Council Tax. If there is only one worker in the flat, the Council provide a 25% discount to the paying worker. If two workers end up in the flat, the two paying workers would split the Council Tax. For now, we are only looking for one final postgrad student to make four of you.
Please note, because the bills are divided by four they are reasonable. The property has an Energy Performance Certificate rating of C (73). The average rating for EPCs in Scotland is band D (61). The rating has improved since we have upgraded all spot lights to Warm white LED which consume 20% of the original amount of energy (80% more cost effective). The boiler is modern - an Energy Efficient Worcester Greenstar.
We expect applicants to be there until the end of August ready for the new student academic year starting in September. However you are still entitled to terminate the agreement with a minimum of one month's notice albeit we prefer if it you would not so we get the best choice of students in September. We are obviously keen to find tenants that plan to be there longer-term if possible to avoid chopping and changing. Preference is given to PhD students.
Finally, the flatmates are looking for a mature person to move in who is clean, quiet, friendly but also respectful of other's need for space sometimes. Also someone who is focused on studies and doesn't have to have loud parties all the time.
