There are normally five of us in the Property but one has been here for several years and has now finished his PhD and has got a job in London. We have remaining an interesting, respectful and clean/tidy group - a Neuroscience postgrad based at the Royal Infirmary, a wind turbine engineer, another EngD Postgrad Student specialising in Applied Photonics, a Yoga teacher who also has an interest in Music.
The Property is special being a period property set immediately abutting the King's Park (aka Holyrood Park) with direct unobstructed views and access. Whilst you are amidst nature and feel like you are in the Country during your time off, you are actually so close to the shops, University, Pollock Halls and the Parliament/King's Palace just down the hill. The departing Tenant is leaving the TV mounted on the wall along with desk, a mount for your laptop, the monitor and desk chair. No warranty or replacement is offered on those items but they all look modern and currently work well sowill likely be useful to you, especially if you’re home based or a postgrad student. We don’t accept undergrads sadly.
The kitchen is also well equipped with a top of the range Poggenpohl kitchen, top of the range appliances including SIEMENS dishwasher, washing machine, fridge/freezer and an additional BOSCH fridge/freezer. There is also a microwave, SMEG oven/hob, real granite worktops, solid oak floorboards throughout, well presented jacuzzi/bathroom, comfy sofa and a double bed/wardrobe in each room.
There is also a walk-out deck and garden (nice for BBQ's in the Summer) from the kitchen.
THE ROOM
The Front facing double room, now with Double Ottoman Bed is compact and has plenty of storage space under the Ottoman Bed and a large Double IKEA wardrobe.
THE PRICE
The room is £700 pcm plus an equal share of the bills. Expect to pay about £850 all in for rent, Council Tax, Broadband, Gas, Electricity and TV License. The 25% Council tax reduction from the Council is factored into the £850 already. The Gas/Electricity is subject to consumption so the £850 average Standing Order you pay per month is just a guide and you could pay less than £850. All other rooms are now let. There is LED lighting throughout and a new boiler to keep bills as economical as possible given the recent price rises.
We finish viewings this week on Thursday and will make a decision then. We only want the best at the flat. We are doing viewings at short notice due to the tie constraints and can even do weekend viewings - no problem.
