I have a furnished double room to rent out within my 3 bedroom new build home. There is a bathroom with over bath shower which you will have almost exclusive use of as I have my own en-suite. There is also a downstairs toilet. Spacious living room and kitchen/diner. There is wifi and Netflix too.
Train station only 10/15 minute walk away which takes you into centre of Edinburgh. Or bus route 2 minutes walk away - number 33 Lothian bus takes you into Edinburgh. There is on street free parking available. Back garden which is a sun trap in summer. There is a nice park at front of my house and a larger park just down the road.
Gym and swimming pool short walk away and local shops too.
I do not smoke and do not permit smoking within my house. I have a small dog who is very friendly. She is hypoallergenic which means there should be no issues with allergies.
