We are proudly offering 2 Furnished Double rooms in a 2 bed end terrace house with a private garden near Fort Kinnaird Shopping center. Available from 10th August.

(Rooms are unfurnished in the photos but will be furnished as soon as current tenants moves out at the end of July)

Rent does not includes bills(Council Tax, Gas & Electricity, Broadband). But all inclusive option available @£750 a month per room.

The house comprises a good size living room and a Kitchen & Dining on the Ground floor. 2 double bed rooms are on the 1st floor with fitted wardrobes.
There is a family bathroom with shower at First floor and another washroom available at Ground floor as well.

Kitchen includes a Built-in Fridge Freezer, Microwave, Toaster and washer dryer. (Microwave and Toaster not shown in photos will be provided)

New cutlery and crockery available in the kitchen for day to day use.

For hygiene purposes, pillows, duvet and bed sheets will not be included, however these can be bought for £50 if you would like to keep them. Otherwise you are allowed to bring your own.

Commuting:
Edinburgh University King's Building is a 17 minute drive or Approx. 35 minutes by bus.
Queen Margret University is 10 minutes Drive
Fort Kinnaird shopping center is a 15 minutes walk, where you can find M&S, McDonald, KFC, Burger king, Pizza Express, Pizza hut, Chaiiwala, Boots Pharmacy, Odean Cinema, Pure Gym, sports direct and lots of other places of interest.
Portobello beach is 13 minutes drive
Edinburgh City Center is a 30 minutes drive or 30 number bus available every 10 minutes and take approximately 35 Minutes to city center.

Parking available for 2 cars outside the house, however there is no parking restrictions in the estate with large number of parking spaces.
Smoking is not permitted inside the house. It is allowed in the garden area though.
Not suitable for parties.
Couples are allowed.
Minimum Tenancy 6 months.
Deposit is equivalent to one month rent.
