Bright room on a friendly street

Hello! I’m looking to rent out my spare room in my 3 bed house in Penicuik. I bought the house a year ago and completely renovated it, so it’s all new and shiny! Some rooms still need decorating, but that’s a work in progress and all painting would be done with prior notice.

The room has a double bed and lots of storage - currently had minimal furniture and open to adding furniture to the room/decorating as per housemates preference.

I’m a chilled out and friendly Scottish gal, moved to Penicuik a year ago and love the balance of country side/hills and being a bus away from Edinburgh. I work full time in the NHS, with the odd day from home now and again. I have a dog who is super chilled at home and very happy for company, or to be left in peace! There would be no expectation for the housemate to take care of Fin the dog, but I also wouldn’t say no if someone wanted to!

I’m looking for a easygoing person to join the house, who is happy to share the space in a respectful way and be a friendly housemate rather than a silent lodger - whilst of course giving each other space! I rented out my spare room in my previous flat, and would be happy to provide a reference from my last tenant for reassurance that I’m a nice live in landlord/person to live with.

The house has a cosy living room with wood burner, new kitchen/diner, conservatory, office, one bathroom and two bedrooms. Also has a garage and shed which you’d be welcome to use for storage/bikes if needed.

Penicuik has good bus links into Edinburgh, and is a lovely town with lots going on locally. If you like walking, trail running or getting out to the pentland hills it’s the perfect place.
