Large room in delightful seaside tenement flat.

Hi,
I have a large room available in Portobello; Edinburgh’s Seaside.
£650p/m including all bills Gas/Elec/Water/strong WIFI AND Council Tax included.

I'm a self-employed coach working mostly with clients on Zoom from my office at home. I have two 20 something daughters, one of whom is a student and returns in the Uni holidays.

THE ROOM WILL BE REQUIRED TO BE VACATED DURING UNIVERSITY HOLIDAYS. during which no rent will be charged., as my student daughter returns

This room is suitable for a cat-loving/liking student only!
During the Uni holidays RENT WON'T BE REQUIRED, but the room WILL need to be vacated over reading weeks, the Christmas, Easter and summer Uni holidays. : )

Our flat is situated very near a supermarket and Post Office.
Regular buses into Edinburgh city centre or towards Edinburgh University, Jewel and Esk college , Queen Margaret Uni and the Royal Edinburgh Infirmary are 2 mins away.

Room features gas central heating. The bathroom has a bath and shower. Kitchen has an oven and hob, fridge, washing machine.

We have 2 very affectionate cats. Liking cats is essential, as they are sociable and enjoy affection.

We are a 2-minute walk from the beautiful promenade and lovely sandy beach. There is a great local pub/restaurant at the end of the street 'The Espy' and local gem 'The Beach House' one of a few great coffee shops in the area..

It’s a half minute walk to bus stops which take you into Edinburgh’s city centre in around 20 minutes or the other direction to Jewel and Esk college or to Queen Margaret Uni.

There are lots of local shops and amenities all within easy walking distance.
Portobello even has a monthly organic market!

The famous Turkish baths, including a swimming pool and gym are only a 7 minute walk from the flat.

We have 2 very affectionate cats. so being okay with them coming into the room would be necessary.
This would be ideal for a female student who likes cats. No additional pets please!. Non smoker.

There is on-street parking to the front and in surrounding streets.
