Looking for a flatmate for a share flat

Hi everyone.
I would like to inform about a couple of things about this flat, price of the flat and expenses would be explained here, more questions can be done by private message!
The rent is 1300£.
Council Tax is 129£.
Internet Virgin Media is 66£.
The share expenses are divided by three, the estimation is about 650£ each, is calculated for all the expenses.
For the payment of 500£ include: Rent, council tax, Broadband as minimum amount that would be required every month (30th of each month) rent payment is on 1st of the month, we collect in advance and pay early as a courtesy for the landlord. (like one up to three days early if possible).
The other 150£ are bill electricity and gas, with the uprising of those on the last month's, we estimate a monthly budget for those expenses, but I found hard to spend more then 450£ between the three of us every month just for that.
For flat, the room will only be partially furnished and only includes the bed, wardrobe, drawers, bedside table, console table and armchair.
Another spare room is shared, is a tiny living room, if is need it, there is also a wardrobe to keep any suitcase or any "not everyday item" that can be store (also in the room) there is a dining table with chairs.
We are looking for a flatmate as soon as possible, let me know then you would like to come and see the flat.
