ABOUT THE HOUSE:

Hi, I'm looking to provide an entire house to a group or couple where I am irregularly back at the property. I travel a lot for work and am mainly using my partners place in Norwich, and would only be looking to use the property intermittently. I would ask to always have a spare room available as needed so as to remain as a live in landlord; as such some belongings will be left and it will be partially furnished - you can choose what you wish to keep and what you'd like me to remove.

The property is a 3 bed semi detached with off road parking, a detached garage and a AstroTurf garden and patio, located next to the large scarning fen. The location is a 10 minute walk from Dereham Town centre through the fenland or by road, and is just off the a47 so only 20 minutes to the city. It's a great balance of easy access to an urban centre, and walking 20 steps out the door to a fabulous natural fenland with a park and plenty of walks.

I've recently remodelled the bathroom so it's a modern design with bath and shower. There are two well sized double bed rooms and a smaller single bed room that I currently use as a study. The kitchen is open plan with a dining area within, and features a breakfast bar and incorporated fridge/freezer/dishwasher/washing machine. The living room is well sized with two sofas and wooden furnishings I can leave, and also has a reception area with a downstairs bathroom attached. Finally, I have a home gym including a power rack, weights, cable machine and currently a spin bike (although I'll likely remove this) all in the garage that anyone is welcome to use!

BILLS:

I have cleaners that visit the property once a month, I would only expect you to keep things tidy and clear up from meal prep etc. I pay for them so there's no cost to you for this service. Utilities (gas/electric/water) are included in your rent price for a single occupant, for two tenants I would ask for an additional £75 to the overall rent to match the additional usage. Broadband is not included and I do not use the telephone line (although you are of course welcome to). There is 900Mb/s broadband available at the property via EE that I had for £50/month and I have an ethernet cable that runs to the study to ensure you get that speed! Alternatively internet is around £25/month for 50Mb/s.

I had the property valued last September and they estimated I could charge £1000/month rent (not including utility bills). I have priced this at £950 including utility bills due to me being a live in landlord requiring a spare room (which you're welcome to use for guests should they visit). It's a great opportunity to get an entire house rather than just a room, at a discounted price due to the circumstances! Plus, you also have cleaners so there's no regular chores beyond basic tidying!

No smokers, pets would need to be discussed and may require a small price increase, please be tidy and not disturb my lovely neighbours! My priority is someone that will look after the place, and of course pay on time. I'm very laid back so you're welcome to make minor changes to the property, paint rooms, mount TVs decorations etc as long as I'm asked first.

This is a quiet area of scarning on a cul de sac, where you will essentially have free roam of an entire house. Happy to discuss expectations around a spare room and how much stuff I leave here, really depends on your circumstance as I frankly don't need the property but have to keep it as my residence!
