So to introduce myself and the cottage, I am a friendly & professional owner to this stunning cottage. During my sales career around the UK I have house shared many times, now in my role as a landlord I try to extend the same positive experience.

The Studio is picture perfect, large space, quiet location bright full of light and clean. Having been revamped recently with bifold doors, underfloor heating and new shower.

Each room is large with double glazing, medium firm mattress, storage etc. We just ask you to provide your own bedding for personal preferences & hygiene.

The Studio would be shared between 2-3 tenants. Full kitchen stocked with items, gas hob, large fridge, lounge has 42" tv, comfy seating and dining. Large bifolds and night motion lights. Dishwasher and gas which is great for cooking.

The bathroom has a new power shower walk in, washer dryer and underfloor heating. ALL Bills are included but on fair use.

I am in the main house so always on hand for niggles.

Wi-Fi is fibre optic.

Bedding - Please provide your own.
Style - Friendly, professional and positive.
Pets - Sorry no.
Cleaning - We pay for deep cleans but ask all to help.
Noise - Please keep upstairs quiet space.
Short Lets - Sorry no 6 months minimum
Guarantor / References - this will be required
Garden - Private Garden (gardener will visit for maintenance)
Payment - Cash 1st of month with rent book
Council Tax - Band C.
Inventory - Report is provided before start date
Bond - Held with Bond Scheme
Bills - All covered, we ask common sense as energy has a limit
Parking - Free parking bottom of lane <1 minute, drop off fine on drive with one spot for the lodge.
