Double room with garden views, gym & friends!

Hello!
We're Laurence (29) and Emily (25), and we have a lovely double room available for rent in our 4-bedroom, 3-story townhouse home in Hethersett, Norwich.

Location:
We're conveniently located within cycling distance to the UEA & the hospital, there's regular and reliable public transport to Norwich, which is also a 15 minute drive away. We have a car port big enough for two cars and on-street parking. We're also close to three local shops, takeaways, doctors & parks with several larger shops a short drive away.

The home & your room:
Our home is small yet spacious, with 4 toilets, as many hidden cupboards and shelves as i can fit in, to make living here easy. The kitchen is shared, and we all do our best to keep it clean and tidy for each other.
Your future room

is a double room with a bed frame, mattress, large shelf, tripple wardrobe, bedside table, desk, and desk chair. It has a view over our spacious garden with two trees, a bird table, and a shed. We also have a small weightlifting gym in the garage. You would share a bathroom with one other, which has a combined bath and shower with ample storage for two people.

Your future housemates:
We like our home to be a friendly and relaxed place. We currently share it with two other lodgers (and friends), Will (28) and Rob (29), who have been living with us for a few years now. We all enjoy occasional BBQs, meals out, meals in, movies on our 65-inch TV, and also the rare games and drinks nights together, though we're not big drinkers or partiers. Instead, we prefer to spend our time on our mixed bag of hobbies, which between us, include music, running, rugby, the gym, mountain biking, hiking, gaming, cold water swimming, travelling, self-growth, spirituality, gymnastics, and paddleboarding.

What we’re looking for in you:
We're looking for someone who is clean and tidy (though we're no show home), highly respectful, and highly thoughtful towards when others might be sleeping or working from home (not slamming doors at any time, having loud phonecalls, turning the tv down after 10ish that kind of thing) to keep our home peaceful for everyone that lives here, as well as someone that is willing to compromise if necessary to keep our home a sanctuary for everybody within the home.

Non-negotiables:
We're strictly looking for a non-smoker and non-drug user between the ages of 23 and 36. We're open to both males and females but no couples, babies, or pets, please.

-Earliest available move in date: 17th-20th of July.
-Rent: £500 PCM
-Bills: Bills are not included & are normally around £100 (Includes Council tax, WiFi, gas/electric, water, TV licence, Netflix, Amazon prime TV, & Disney plus)
-Our postcode is NR9 3FL if you'd like to take a look.

-Deposit: £0 - We run off a you break it, you replace it policy. (We value honesty)

-Profiles with no pictures or details will not be considered. We apologise for any inconvenience.

-Minimum stay: 3 months, although we prefer, and are ideally looking for a long-term lodger.
