Double room available

I’m a professional who WFH & does bank at the hospital. I’m looking to let out my spare room to someone who does not WFH, must like dogs and does not smoke.

The house is close to the hospital, college and train station. Cycle path to hospital is very close by. There’s off road car parking.
I’m clean & tidy and the dogs aren’t allowed upstairs (2x small 10kg spaniels), they’re pretty chilled in evenings and during the day I’m around to keep them quiet. They are crate trained when I go out & I have a dog walker if I’m going to be working out of the house for the day.

I’m open to weekly or longer term let.

The room is spacious and currently has a single bed and a few furnishings but would be open to changing that if wanted. Easily could change to a double bed. Theres a fair sized living room area, one shared bathroom and toilet with bath & shower. There’s a nice size garden with outside seating and bbq area. There are little woods and a local shop all walking distance and the area is quiet.

I gym regularly, am sociable but don’t often have friends over (I’m more likely to go out to see them).
I like to cook, share food, relax with a film and the odd glass of wine while cuddled up with a dog.
