Choice of 2 rooms to let available quickly

Home situated reasonable drive to norwich or Great Yarmouth, bus stop at end of road connecting to Great Yarmouth and Lowestoft areas, very quiet area lovely place to live, parking on road but quiet culde sac, there is local shops, hardware store, butchers, chippy, Chinese, bakery, post office, opticians, hair dressers, all within walk.
I have a large nicely furnished comfortable home with two empty bedrooms to choose from, rooms currently have belongings in them, would be happy to clear quickly, ideally with around a weeks notice, but would consider quicker dependant on circumstance. Both rooms have a large built in cupboard/wardrobe. House has oil central heating. Decorated with clean carpets upstairs, tiled floor currently downstairs. There is a back room in house with a sofa which lodger is welcome to have sole use of this, happy for it to be used to individuals needs, (office/living room/storage/fridge space) can have own tv, console, fridge etc, please note access to kitchen is through this room. Could clear a small work top area in kitchen for own appliance eg, microwave, kettle. Use of washer/dryer linen line, and cooker (obviously would expect treating with care).
Looking ideally for someone self sufficient to provide their own furniture/belongings but if this were not possible would consider putting furniture into room on commitment.
Separate toilet, bathroom.
Large garden which would more than welcome keen gardener sadly I am not one.
I have a miniature dog, he is very quiet, friendly and laid back he is a non malting hypo allegenic breed, he sleeps in kitchen and only allowed upstairs when I'm home.
I am a smoker and would welcome another smoker but am prepared to be considerate of a non smoker.
I have a partner who lives and works away he comes to stay mostly on the weekends he's off work.
I am easy going, and very quiet I spend more time in at weekends when my partner visits than during the week. Ideal candidate would be someone who worked or was more outgoing on weekends, or perhaps someone looking for weekday let (price would be negotiable on mon-fri basis).
I have broadband in my home and could agree a price for use of this.
Will also consider short term lets, prices and agreement dependant on circumstances.
