Description
Looking for two housemates for shared house with garden and limited parking. I have been doing up the house from top to bottom, some still to do, but its already a lovely house with emphasis on comfort, and have two finished double ensuite bedrooms available; the smaller "blue one" has an ensuite bathroom with toilet, sink and bath ( with shower over), and the "green one" has an ensuite with shower, basin and toilet, both bathrooms newly fitted and bedrooms freshly decorated and cleaned.
The bedrooms have polished oak floors and rugs, one faces east and the other west, both overlooking garden and trees. The green bedroom has a kingsize bed with good mattress and two mattress protectors, desk, chest of drawers, hanging rail and rocking chair. The blue bedroom is smaller, with a double bed with excellent new mattress and two mattress protectors, shelf, desk, wardrobe and chair.
Downstairs, there is a shared living room, dining room, utility (with toilet, sink, washing machine and tumble dryer) and kitchen. The living room is gorgeous with comfy sofas and woodburning stove, tho I am still doing up the kitchen ( which has separate fridge for housemates, a cooker , double sink and multi-use microwave).
I have been renovating the house for two years and it has been hard work, but the result is a really cosy, bookish, safe space. It is important to me that it is kept well, and that we are all "environmentally conscious"- careful with resources, energy, lifestyle. I have had two lodgers this year, who both ignored the need for keeping shared living spaces clean and today for all members of the house- it is REALLY important that new lodgers are willing and able to put in the small necessary time each week to keep it all lovely. Due to the cost of living crisis, I am only too aware that mutual respect and consideration with these resources is both necessary and desirable- it means being conscious of, for example, how many washes I put on and if I can dry clothes outside on a line if the weather is good rather than tumble them; I would hope to find housemates who read off the same page. Cleaning and keeping everything in good nick is a shared concern, so slobs need not apply.
We like music, art, wine, books, politics, films and the countryside- nothing like a good fire and film with food after a walk. Parameters could be set, on discussion, for timings for music etc in order to respect individual lifestyle habits. Central heating is on a timer morning and evening.
Partners can stay occasionally as long as I am kept informed, but not do laundry nor be in the house when the housemate is out, nor for extended periods.
The front garden is for all house; it is gated/hedged off the drive, while the back garden contains my workshop and is private. I would like the path to be swept occasionally and the garden watered when necessary and I am not there to do it- it's a shared resource and calls for shared care.
There is parking for two cars on private drive, plus a grass verge in front for extras as necessary- I would like to be able to keep my own car on the drive some of the time.
All bills except firewood are included up to a generous point: for example, the heating is on a morning and evening timed sequence and not on the rest of the time, and I would expect electricity and water use not to go over certain levels, because it's fair; this makes everyone aware of the cost of utilities, and the careful use thereof.
The village has a pub and a fish and chip van on Fridays ( very good). Diss and Tesco, train, shops etc, are about fifteen mins away; North Lopham is a good "jumping spot" for all of Norfolk and Suffolk, but is quiet and safe, and the neighbours are decent and respectful ( so I try to be the same back). We would like friendly, peaceful, interesting housemates who sometimes like a lively discussion, shared food and a kitchen disco....
I value privacy highly, and will respect yours as I expect mine to be respected, but will need to check your rooms every few weeks to check they are in good order (by appointment only); this is because I had a lodger who caused considerable damage to her room and its contents, and I obviously don't want that to happen again.
We are really busy, and come and go with work etc- but its my home, and I would sometimes like to be able to take a sofa and the telly -and choose the film- the previous lodgers were always on the sofa and it didn't feel particularly democratic.
I am fair, openminded and kind, but out of patience/ sense of humour with greedy, lazy, selfish types: this is a lovely secure place to live for two people who need these things and can put a bit of effort into it, for ease of mind and relaxation all round.
I would consider dogs but due to a flatmate with an unhappy incontinet cat, Im not sure that I can do it again- to be discussed.
I would potentially consider small rent adjustments to help with requirements, and think that a two or three month trial period would be in all interests to make sure living together is a good fit.
