Single Room Available Heartsease Norwich

I have been renting rooms out in my house for years with people staying for 1 year to over 2 years, my preferences have slightly changed due to having a baby :-)
So I’m welcoming someone (female preferred but very kind and relaxed man considered ) to rent a single room in my 3 bed house where me and my daughter live.
I’m looking for someone respectable, kind and trustworthy.
I don’t mind smokers but outside only please and I don’t want strangers brought back to this house (of course family and people you know well is fine)
All bills are included and all furniture provided.
I’m a very friendly person and would like Anyone that joins us to make yourself at home, we have 2 small dogs so if your allergic it’s probably not a good idea.

Bus stop to the city is very close and takes 10 minutes to get to the city centre, 2 buses to get to the Uea, uea buses run very regular from city centre and take 10-15 minutes.
We have off street parking, garden for sunbathing, and train station is a 5 minute bus ride away or 20 minute walk.
Massive Tesco and Lidl just over a mile away or Aldi 1/2 mile away, coop just found the corner along with doctors and pharmacy.
