Double Room with En-Suite in Tombland

I have a large furnished double room with an en-suite shower room in Tombland (ten mins from city centre) available now.

Bills are +/- £50 a month for electricity, water, and internet. Gas is included. Council tax is +/- £77 a month. Rent is £397 a month and the deposit is the same. There is street parking as well as a garage. The flat has a front door on the street, a hall with a toilet, and the majority of the living space upstairs. It is an open-plan kitchen/living room with gas stove, a fridge-freezer, a washing machine/dryer, and a dishwasher. There is a TV but I don't use it for channels and I don't have a TV license. If you want one you can get one. Heating is by radiator and gas fireplace. Bathrooms have heated towel racks.

I am a 30 year old woman who works part-time in a shop, as well as writing from home. This is an LGBT+ friendly household. I'm afraid I have taken over the living room a bit as I have been living alone off and on for a while. I have my friends round once or twice a month for games or TV.

I don't consider myself particularly messy, but I am not particularyly clean or tidy either. I am happy for you to do any cleaning you want to do, and I will do what I want to do. I keep to myself mostly, but I leave my bedroom door open, so you will see me about.

I am hoping to share with a independent, laid-back, liberal-minded woman. I don't mind students or professionals, but I am hoping for someone who will stay for a long while. I don't mind smokers or vegans, but no pets. I have had no trouble with the landlord, he has always been good about fixing things and is pretty generous and easy-going on the whole.
