SHORT-TERM SELF-CONTAINED LET We are seeking a short-term lodger from January 2024. The minimum period is from Jan 1 to March 31 (but we will consider longer than this for the right lodger). This is a recently refurbished, first-floor, en suite bedroom, with a cooking corner. This is not a house share. This accommodation is self-contained within a Victorian, four-storey house in the Golden Triangle. It is just 10 minutes' walk from the city centre and close to buses to UEA, the hospital and the science park. The room has a super-king-size bed. There is a table for eating or working at, plus drawer and hanging space. Within the room is a kitchen corner, for the preparation of light meals, complete with kitchen cupboards, fridge, microwave/grill, kettle and toaster. Please note there is no oven or hob. The shower room includes a shower, loo, cupboard and sink, which is deep enough for washing up. In addition, this bedroom has a wall-mounted Smart TV. We live in the house ourselves and have two other lodgers but everyone has privacy within their own self-contained spaces. Despite the room being a good size, we are not interested in letting to two people unfortunately. It is also unsuitable for anyone with pets or who smokes or who works from home full-time. There is no shared use of the main kitchen in the house so it would not be suitable for anyone looking to undertake serious cooking. We are very used to having lodgers and shorter-term guests in our house and the layout of the property ensures everyone enjoys their privacy. Although our other lodgers are always here, we are sometimes away. We don't see each other much, but we are a friendly household and it is therefore essential for us to choose the right person. This accommodation is ideal for someone who may be between properties or on a temporary work placement, course, or contract at the hospital etc. We require someone to take it for at least three months and are unable to consider less than this. If an agreement is reached we will require one month's rent as a holding deposit. This would then become a refundable damage deposit. All bills, including broadband, are inclusive. We pay the council tax. There is no washing machine but we are two minutes' walk from the launderette.
