Hello , I am a live out landlord with one double bedroom (for single occupation) becoming available in a shared house in NR4 7DU, very close to UEA, from 1st September. '25. The rental is £450 per month which includes the TV License, Broadband, and water charges. Gas/electric utility bills are shared equally amongst the tenants of all four bedrooms. The other tenants are full time final year/masters or post grad PHD students, so at the moment the property is council tax exempt. One of the tenants will have graduated in the summer and will no longer be council tax exempt. If you are a young professional/graduate then the council tax liability will be shared amongst those who no longer hold an exemption. The house has two toilets one upstairs and one down, and two separate shower rooms. There is a cosy lounge and a dining kitchen plus second kitchen utility area. The house is fully furnished and very well equipped. The kitchen has a dishwasher and a washer/dryer plus a separate tumble dryer. Two fridges and two freezers. A bi-monthly professional clean of the communal areas is included in the rent. Outside there is a sunny rear private garden with terrace area with garden furniture, rotary washing line, and a lockable shed for secure bike storage etc. To the front there is a driveway with space for one car, plus on street, permit parking. I am looking for either third/final year or Masters/PHD students to join the household, or a young graduate.
